The lunch rush came and went, and the lights stayed off.

Pho Hoa’s Richmond location, the Alexandra Road spot that doubled as a Jazen Tea outpost, has permanently closed.

We walked by last week and found the unit dark in the middle of lunch service, and through the window, part of the restaurant already cleared out.

Google now tags the location permanently closed.

According to the restaurant’s own announcement post, the final day of service was July 26.

This was not a short run.

The earliest trace of this location we could find online dates to 2009, which puts the Richmond outpost at more than 15 years of ladling broth on the city’s densest food street.

Connaught Plaza held it through all of it, at 8500 Alexandra Road, in the stretch where Richmond’s restaurants stack shoulder to shoulder.

Alexandra Road carries the food street nickname for a reason, running one of the densest restaurant strips in the region, and this unit sat in the thick of it.

The Jazen Tea counter made it a two-in-one stop, pho on one side of the order and bubble tea on the other.

Pho Hoa itself is not going anywhere.

The chain runs locations across Metro Vancouver and in cities throughout the US, built on a menu of pho variations and Vietnamese standards in the casual, family-sized format.

Alongside the Richmond goodbye, the chain announced a brand-new location on Burnaby’s Kingsway, so the net count holds even as the map shifts east.

Kingsway, for its part, continues its run as the region’s restaurant relocation magnet.

For Alexandra Road, though, it is one more dark window on a strip that has seen a heavy year.

The food street’s churn has been relentless through 2026, and a fifteen-plus-year tenant leaving is the kind of change regulars actually notice.

What takes over the Connaught Plaza unit has not been announced yet.

Pho Hoa joins the list of recently closed Richmond spots like Szechuan Tales, LUCA, and Jiang Jiang.
