The colorful papel picado banners are still hanging inside, but the doors are locked and a lease termination notice is taped to the glass.
Los Chavos, the Mexican restaurant on Denman Street in Vancouver’s West End, has shut down after less than three years.
A notice of re-entry and termination posted on the door, dated April 2026, states that the lease was terminated due to unpaid rent from December 2025 through April 2026.


Los Chavos, which translates to “the guys,” was opened in August 2023 by three brothers.
The restaurant took over the former Buckstop Restaurant unit and brought a casual Mexican menu to the Denman strip, serving chilaquiles, birria tacos, baja fish tacos, and margaritas.
The spot had built a small following for its relaxed vibe and straightforward Mexican comfort food.

But the five months of unpaid rent leading up to the termination suggests the business had been struggling for a while before the landlord stepped in.
This closure adds to what has been a relentless stretch of turnover in the West End.
In just the last three months, the neighbourhood has lost Pho Q and M, Joongwon Korean Chinese on Robson, Liu Yi Shou, Noodle Arts, and Handson.
Alberello Pizzeria, which had been renovating a Denman Street unit for over a year, also quietly pulled out of its planned expansion.

The pace of closures in this part of the city continues to stand out compared to other Vancouver neighbourhoods.
That said, the West End is not just losing spots.
New tenants continue to move in as well.
The Waffle Co and Local Pizza have both opened in the neighbourhood within the last month, and Angus T Bakery is set to take over the former Matchstick on Davie Street later this summer.
The pattern in the West End right now is not decline.
It is churn.
Spots are closing and being replaced at a pace that reflects a neighbourhood where rents are high, foot traffic is inconsistent, and the margin for error is thin.
Los Chavos joins the list of other recently closed food spots in Vancouver like Fortune Lamb Dining, Eldoria BBQ, and Lattea Robson.
