It seems one of Vancouver’s most unique Vietnamese specialty cafes is making a change.
The Commercial Drive location of Hem377 has been spotted up for sale.
Hem377 is known for its modern Vietnamese specialty drinks like the Ube Latte and Pandan Drip.
The cafe quickly gained a loyal following after opening its first location on Victoria Drive.
With its bright, small plastic stools and rugged interior inspired by the bustling streets of Saigon, Hem377 offered not just coffee but a slice of Vietnam’s street culture.
The second location on Commercial Drive, which opened back in November 2023, was designed as a “museum of memories,” a vibrant tribute to Ho Chi Minh City’s cultural richness.
Its walls told stories of Vietnam’s past, and the seating was reminiscent of local street eateries.
However, sadly the Commercial Drive outpost has now been listed for $168,000.
According to the listing, the 16-seat coffee shop is located in a high-traffic area and includes a prep kitchen ideal for catering operations.
The space is newly built with all new equipment and offers a rental rate of $5,600/month (including GST) with approximately 3 1/2 years left on the lease plus a 5-year renewal option.

For fans of Hem377, there is some consolation—the original Victoria Drive location will continue to operate.
