It looks like another quiet closure has hit the Kingsway food strip. For weeks, we have noticed something was off at JOJO Pot (formerly Grandma Liu’s).
The blinds have been permanently drawn during regular opening hours, and the usual bustle of diners is gone.
Earlier this week, we managed to peek inside, and it confirmed our suspicions: the interior has been completely gutted, with crews actively renovating the space.
Thanks to a tip from a Noms Magazine community member (lyze88), we also learned what is coming next.
New handwritten signs posted on the windows indicate that a Mexican and Colombian restaurant called Diva’s LatinMex, is currently in the works to take over the unit.
This marks the end of a journey that started back in 2021 when the spot first opened as the Burnaby outpost of Grandma Liu’s.
Founded in 2020 by Karry, a 30+ female entrepreneur, the brand was built on her grandmother’s secret broth recipe passed down through generations.
Grandma Liu’s was one of the first spots to popularize the DIY “Malatang” experience in Metro Vancouver.
In March 2025, the Kingsway location underwent a major pivot, rebranding into JOJO Pot.
The new concept was named after Grandma Liu’s grandson (JoJo) and promised a more “refined” experience with expanded broth options.
While there was no official farewell announcement, the writing is on the wall (and the Instagram bio).
The Kingsway address has been quietly removed from the brand’s social media.
However, the brand isn’t gone entirely.
The original Grandma Liu’s in Richmond and the newer JOJO Pot in West Vancouver (which opened in May 2025) are both still operating.
JOJO Pot joins a growing list of recent departures in Burnaby, following the closures of Na-Re, Thaigo at Brentwood, and Dinesty on Kingsway.
