After months of anticipation, one of the world’s fastest-growing coffee chains has officially served its first cup in British Columbia.
Cotti Coffee soft opened its doors today, December 30th, at The City of Lougheed Shopping Centre.
We dropped by on day one to check it out, and as expected, the crowds have already formed.

If you aren’t familiar with the name yet, you will be soon.
Cotti Coffee is a massive Chinese coffee chain founded in 2022 by two former Luckin Coffee execs (another massive Chinese coffee chain) and has been growing at breakneck speed.
This Burnaby outpost marks their very first entry into the BC market, beating the Richmond location to the punch.
The brand already has multiple locations in Toronto.
You will find the new shop on the ground floor of the mall, located just steps away from London Drugs.


Unlike some “grab-and-go” counters, this location is surprisingly spacious.
It features seating for around 12 people, making it a decent spot to park yourself for a quick caffeine break.
While you can order at the counter, the pro move here is to use their app (Cotti Coffee AM in the apple app store).
Doing so unlocks a “first drink coupon” that drops the price of your beverage all the way down to $0.99 (which is better than their opening promos).
It also lets you skip the line, which is crucial right now.


On opening day, the kitchen was slammed with orders, leading to some noticeable wait times.
For us, our drink took 20 minutes to get (10 minutes longer than the estimated pick-up time on the app).
And when it was our turn to pick up the drink, the drink was made incorrectly.

But that was remedied quickly.
The menu is known for being playful and affordable.
We got the Matcha Coffee with Oat, which is currently being highlighted as their holiday special.
If you want the “signature” Cotti experience, their Orange Americano or Pampas Blue Coconut Latte are also popular options.


To celebrate the launch, the shop is running a few aggressive promotions over the next two weeks.
- Dec 30 – Jan 12: All drinks are 20% OFF.
- Jan 2 – Jan 4: Select Matcha Series and “Coco Cotti” drinks are just $3.49.
But as mentioned, the first-time customer offer on the Cotti app is way better than these grand opening deals.
For those waiting on the Richmond location at Lansdowne, you will have to hold tight a little longer.
That outpost is still under construction and is now slated to open sometime in early 2026.
Cotti Coffee Burnaby now joins other recently opened food spots in Burnaby like RGK BBQ Crystal Mall, John 3:17 Malaysian Delight Kingsway, and Chibugan To.
