Richmond Dimsum & Seafood Restaurant Gets Lease Terminated

Richmond’s food scene is buzzing—not just with new openings, but with a few closings too.

We recently spotted a lease termination notice at Dragon Fresh Seafood BBQ, located just on the corner of Alderbridge and Garden City.

It seems like these economic times are shaking things up more than ever.

According to Richmond News, the Chinese restaurant had a notice that dates back to April.

However, it wasn’t until early October that we saw some real action—with renovations getting underway and the interior being gutted, likely in preparation for a new owner.

The lease was initially dated January 21, 2021, with an assignment of lease and an indemnity agreement both signed in July 2022.

The tenant was found in default under Article 3.1 of the lease, specifically for failing to pay rent.

Despite being given notice by the landlord to resolve the default, the issue remained unresolved – which means they’ve got booted out.

Dragon Fresh Seafood BBQ wasn’t exactly a newcomer to the challenges of the restaurant industry.

The restaurant has changed names several times.

It was a large, classic Chinese spot, complete with white cloth tables, offering a mix of dim sum, seafood dishes, and Cantonese-style favourites.

Lease terminations are nothing new in the food world—especially when rent payments are an issue.

Earlier this year, Kitsilano’s Qube experienced a similar fate when their lease was terminated.

Richmond Aberdeen Centre’s Gram Pancakes also faced the risk of eviction due to unpaid rent.

The fact that renovations are already in progress hints that something new might be on the way soon for this spot.

And Dragon Fresh Seafood BBQ is far from the only change happening along Garden City.

Just steps away, Long’s Noodle House is making its return, and the newly opened 88 Supermarket is already causing a buzz.

Across the street at Central at Garden City Plaza, there are even more new players entering the scene!

Our community member (@rubyheart) shared she spotted two upcoming spots: Yummy BBQ opening beside Banh Mi Tres Bon, and another Chinese restaurant set to replace the old Golden Sichuan Hotpot.

With so much movement, it’s clear that Garden City Plaza and its surrounding area are in for a major transformation.
