Richmond’s Affordable Rice Roll & Wonton Noodle Spot ‘Lucky ‘J’ Up For Sale After 1 Month

Well, that was fast.

Blink and you might miss the changes happening over at Richmond’s Union Square.

Remember Lucky J, the budget-friendly Chinese eatery that just opened its doors earlier this March?

The one that took over the long-standing Hanppy Tofu House spot?

Yeah, it’s already listed for sale.

This adds another layer to Union Square’s reputation as arguably the busiest plaza in Richmond when it comes to restaurant turnover.

Lucky J barely had time to settle in.

We told you last month how they finally revealed their menu, focusing on classic Chinese snacks and comfort food like house-made rice rolls (cheung fun), congee, fresh soy milk, and wonton noodle soup – notably priced at a super affordable $7.50 a bowl.

Their rice roll options, ranging from $5 to $8, included variations like egg, dried shrimp, pork, and even Chinese donut fillings.

But just weeks after launching, the entire operation has hit the market.

According to the listing, the asking price is $398,000.

The listing highlights the 1,537 sq ft space in the “most busiest plaza in Richmond,” surrounded by high-rises and near the SkyTrain.

It also mentions a newer 5-year lease with a 5-year renewal option and a “very reasonable rent rate.”

What the listing doesn’t specify is the plan for the brand itself.

Is the current owner looking for someone to just take over management and keep the Lucky J concept going?

Or is this an opportunity for a completely new restaurant concept to move into the cursedly high-turnover spot?

That part remains unclear.

It’s certainly a head-scratcher to see a spot listed so quickly after opening.

Meanwhile, the Union Square shuffle continues, with other spots like Molly Tea, Blooming Spice Fish House, and Xin Snacks still slated to open, plus whatever eventually replaces the former Meet Fresh unit.

Will Lucky J find a buyer to continue its budget-friendly eats, or is another transformation imminent? We’ll be watching this one closely.
